The market was categorized as a seller's market during that reporting period. Valparaiso recorded 2.88 months of inventory, down 4.64% from the prior month. The median sold price was $397,995, up 7.29% from the prior month. The median estimated property value was $379,240 in June 2026. The latest three-month summary showed a median of 52 days on market for pending sale listings. The same summary showed a median of 18 days on market for closed sale listings. These timing measures come from different activity groups and are not interchangeable predictions. The figures cover combined single-family, condo, townhome, and apartment activity.

The shorter closed-listing timing indicates that some completed transactions moved faster than the broader pending group. That difference makes preparation valuable because a buyer may not have unlimited time after finding a suitable property. A seller's market can strengthen competition, but it does not make every home equally desirable or every offer equally strong. The sold-to-list measure suggests terms and price should be considered together rather than separately. A buyer's best protection is a clear decision framework established before emotions rise during a showing. The market evidence supports prompt evaluation, not waiving inspections or accepting terms you cannot manage.
