The median list price was $478,500, up 4.25% from the prior month. The median time on market was 17 days, down 32% from the prior month. The latest three-month sale summary listed a median pending-listing time of 52 days. That summary listed a median closed-listing time of 18 days. The June market was categorized as a seller's market. The activity counts cover combined residential property types and do not describe every available home. A broad count cannot establish whether a particular property will remain available during your search.

The range of property types means buyers should compare the features they value rather than rely on category labels alone. The difference between active and sold activity shows why an online search can change before a tour is scheduled. Faster timing among closed listings makes organized touring more useful than a scattered viewing schedule. The seller's market classification may increase urgency, but condition and buyer fit still determine whether action makes sense. Comparing homes with the same questions helps reveal meaningful differences in maintenance, layout, and overall value. A home that looks attractive online deserves an in-person review of practical details before any commitment. I would use each tour to answer a specific decision question instead of collecting impressions without a plan.
